Home of the Lagoon of Seven Colors. A quiet Pueblo Mágico with crystal freshwater, jungle all around, and prices that recall Tulum a decade ago.
Bacalar Real Estate
Bacalar sits on a long, clear freshwater lagoon famous for its bands of blue, from pale turquoise over white sand to deep navy above cenotes. It's a designated Pueblo Mágico with a colonial fort, a walkable town center, and a slower pace than the coast, which draws retirees, remote workers, and buyers who want nature without the crowds.
The market is still early. Entry prices are a fraction of Tulum or Playa del Carmen, and the Tren Maya station has made Bacalar far easier to reach. Because the lagoon is protected, the buildable waterfront is limited, and careful due diligence matters more here than anywhere else in the region.

Buyer Questions
Yes. Foreign buyers purchase in Bacalar through a fideicomiso (Mexican bank trust), which gives full rights to use, rent, sell, and pass on the property. Lev coordinates the trust, notary, and closing.
Eco-lots start around $30K USD, condos near the lagoon from about $80K, and lagoonfront homes typically range from $300K to over $1M depending on frontage, access, and permits.
Chetumal International Airport is roughly 35–40 minutes away, Bacalar has its own Tren Maya station, and Tulum is about 2.5 hours north by car.
Confirm clean private title (not ejido land), permits for any construction near the federal lagoon zone, a proper wastewater system, legal road access, and utilities. Lev reviews all of this with a notary before you commit.
